Ready for sale

Show the house at its best, and what it could become.

For estate agents and owners about to put a property on the market. I stage the house, photograph and film it, and use AI to create scenarios of what it could become. You get the materials ready to publish.

João Galhardo arranging linen cushions on a white sofa in a whitewashed living room set up for the photo shoot, the camera already on its tripod.

What it includes

Book all of it or just the part you are missing.

  • João Galhardo photographing a styled living room with the camera on a tripod, checking the shot on its screen.

    Photography

Interiors and exteriors with the house prepared and the best light, for the property portals, the agency website and social media. Aerial shots with a sub-250 g drone once its ANAC registration is complete.

  • João Galhardo filming with a camera on a hand-held gimbal as he walks through the navy-blue door of a whitewashed courtyard, between olive trees in clay pots.

    Video

A video that walks through the house and shows its surroundings, for the listing and for social media.

  • Home staging

I tidy up, take out what is personal and arrange each room for the photos and the viewings. I use the furniture the house already has, buy pieces to fit the budget or rent them, and make the small fixes that show.

  • AI scenarios

Starting from the real photos, images of what the house could become: the kitchen refurbished, an empty room furnished, a new use for a space, the garden landscaped.

  • Holiday-rental projection

For buyers who are investing: what the house could earn as a holiday rental, with estimated income and costs and the rules that apply in the area. Made by someone who has run holiday rentals for more than ten years.

AI scenarios

Buyers see what the house could be.

An empty or dated room puts off anyone who cannot picture the rest. A scenario shows one possibility, made from a photo of the real house, and helps buyers picture themselves living there.

How I use AI

  • The listing photos are always real.
  • Every scenario is marked as an AI-made image, as EU law requires.
  • A scenario shows a possibility, never the current state of the house.
Example: an empty, dated room with marks on the whitewashed walls, a terracotta floor, a bare bulb and two cardboard boxes.
The same room as an AI scenario: a linen sofa, a jute rug, a wicker pendant lamp, a framed print and an olive tree in a clay pot, in late-afternoon light.
Today AI scenario
An AI-made example to show the service: both images are generated. On a real job, the left one is the photo of the house.
No visit needed

Remote scenarios

I don’t need to visit the house. I send you a technical sheet listing the photos I need, from which angles and in what light. The agency or the owner sends me those photos, the floor plans and the location, and I produce the scenarios from there.

Technical sheetWhat you send
Photos
Every room, following the shots and angles on the sheet.
Floor plans
So the scenarios follow the layout of the house.
Location
The address or a map, and what surrounds the house.
Notes
What you want buyers to see.
You get the scenarios ready to publish, each one marked as AI-made.

Who it is for

  • Estate agents

Send me the properties and I handle the staging, photos, video and scenarios. You get everything ready to publish, from one person.

  • Owners

Selling with or without an agent: the house prepared and the listing materials in your hands, to show it the way it deserves.

How it works

  1. Visit

I walk round the house with you: what adds value and what is better left out of the photos.

  2. Preparation

Home staging with the house’s own furniture, bought or rented pieces, and small fixes until the house is ready for the camera.

  3. Photos and video

The shoot, with the house prepared and the best light of the day.

  4. Scenarios

We pick the rooms that gain from a scenario, and I create them with AI.

  5. Delivery

The files, ready to publish on the portals, your website and social media.
